Cash, speed and zero commissions: Dave the Home Buyer leans into seller convenience

With listings sitting longer and buyers regaining leverage, “Dave the Home Buyer” is pitching a simpler path for sellers who value speed and certainty over showings and repairs.

“We’ve definitely switched. We’re more of a buyer’s market right now,” said owner Dave Dziedzic, who’s also a broker at Hat Trick Realty. “Homes have been on the market much longer. Buyers are starting to get concessions. Prices are actually dropping in some places.”

Dziedzic said typical market time is running 45 to 61 days, a shift that is pushing some homeowners to consider alternatives to traditional listings - especially those dealing with relocations, inheritance, divorce or rentals in need of work. “The most common case we see is people that just don’t want people coming through their home,” he said. “They don’t want to stage their house… do the repairs… go through all of that.”
