ANN ARBOR, Mich. – A new high-rise apartment complex aimed at students is set to be developed in Ann Arbor’s South University District, just a block from the University of Michigan campus.
The project, named Chapter Ann Arbor, will be a 19-story building featuring 183 units and a total of 625 beds, with a variety of studio, two-, four-, and five-bedroom apartments. Chicago-based co-developers CRG and Shapack Partners plan to start construction in August, targeting availability for renters by the 2027-28 academic year. Apartments will come fully furnished, equipped with smart TVs and in-unit washers and dryers. Residents will have access to amenities such as a fitness center, study lounges, and a rooftop patio.

Rental rates have not been announced.
CRG Executive Vice President and partner J.J. Smith characterized the development as upscale. The design work is by Lamar Johnson Collaborative, a Chicago architecture firm affiliated with CRG’s parent company, Clayco. Construction will be managed by Findorff, a company based in Madison, Wisconsin.
“With this one-of-a-kind development, we are excited to offer students a best-in-class living experience — think boutique hotel meets student housing — just steps from the heart of the University of Michigan campus and the iconic Diag,” said Smith in a release. “Delivering thoughtfully designed, amenity-rich housing in walkable neighborhoods close to campus is a cornerstone of our student housing strategy.”
The university is also constructing a new residence hall with 2,300 beds and a dining facility seating 900 on Central Campus, expected to open by fall 2026.
