What’s replacing Lakeside Mall? A $1 billion neighborhood -- and the funding just fell into place

Sterling Heights is moving forward with plans to redevelop the former Lakeside Mall site into a $1 billion mixed-use neighborhood, following approval of a $270 million Transformational Brownfield Plan by state leaders. The 100-acre project will feature about 1,545 residential units, new retail space, a community park, green space, and improved infrastructure, with demolition set to begin in early 2027. Mixed reactions from residents highlight both nostalgia for the mall and optimism for the new walkable downtown. City officials describe the development as a once-in-a-generation investment set to transform the region.
